New Developments
Hilton Tower One Elara Penthouses and New Tower Two, Las Vegas NV
​
Located at 80 East Harmon Avenue, Las Vegas NV.
Owner - Centerbridge Partners LP, with Resort Finance America as Operating Partner and Lantern as Asset Manager.
The acquisition of the Elara property included 4 undeveloped shell floors in the existing Tower One, plus land with entitlements for a new Tower Two.
The Tower One shell floors were reprogrammed and conceptually designed as 41 luxury condominium units with express elevator access and separate parking and entrance.

Tower Two was programmed and conceptually designed for 628 total timeshare units comprised of one and two bedroom configurations. Included a restaurant, clubhouse, spa, retail and other amenities.
​
Breen Group Inc. served as Development Manager responsible for selecting the Architect and Interior Designer, and managing the design and budget process. Ownership sold the project (Tower One plus plans for Luxury Penthouse Spaces and entitlements/plans for Tower Two) to the Blackstone Group.




Hyatt Residence Club, Ka'anapali, Maui HI

Located at 180 Nohea Kai Dr, Lahaina. Directly adjacent to the Hyatt Regency Maui Resort & Spa.
Owner - Host Hotels & Resorts in JV Partnership with Hyatt Residence Club.
Provided Development Management Services for a new 12 story tower consisting of 131 total units comprised of 1 bedroom, 2 bedroom, and 3 bedroom timeshare condominiums. Included a large pool deck and spa area, and new Sales Center. Mr. Breen saved ownership $5M by recommending a full structural redesign and rebidding the GC's for a final award.

As Executive Vice President of Cumming's Hospitality Project Management Group, Mr Breen led the on-site project management team, designers, and contractors to deliver this exciting new project.




Marriott Mountainside, Park City UT
Located at 1305 Lowell Ave, Park City, UT;
Owner – Marriott Vacations Worldwide (formerly MVCI);
Development Management of the 182 unit, 9 story, 3 phase Timeshare Development located at the base of the Park City Mountain Resort with integration to the base village. Design was based upon the mining heritage of Park City.
One, two, and three bedroom condominium units with full kitchens, gas fireplaces, over-sized soaking tubs, and washers/dryers. Pool & spas, fitness center, sales center. Four Pipe Central Plant Systems and subterranean parking garage; Delivered all phases.

Marriott Chateau, Las Vegas NV
Located at 75 East Harmon Ave., Las Vegas NV across from City Center;
Owner – Marriott Vacations Worldwide (formerly MVCI), and the first tower was a joint venture with Diamond Resorts.
Development Management of the 895 unit condominium Timeshare Development; Master planned 4 phase development with each tower wing as one phase. Four 37 Story Towers with central elevator core, podium garage parking and central plan. Podium and rooftop pool decks, 2 bars, restaurant, one, two and three bedroom condominium timeshare units. Delivered first two towers.

Ritz-Carlton Residence Club Northstar, Lake Tahoe CA
Located at 13051 Ritz-Carlton Highlands Ct., Truckee CA.
Owner - Ritz-Carlton Development Corporation;
Development Management of the 3 phase 74 unit luxury residential club project as a part of the Ritz-Carlton Hotel @ Northstar master planned by East West Partners; Two, Three and Four bedroom unit plans. Shared central plant facilities with hotel; Pools, spas; fitness center, Subterranean structured parking; Architect - Oz Architecture, Interior Design - Ranch House

Development Management of the 235 unit, 5 story, 3 phase Timeshare Condominium Development. One, Two, Three Bedroom Condominium Units, Subterranean Parking Garage, Pool & Spas, Fitness Center, Sales Center, Fire + Ice Restaurant & Bar, Four Pipe Central Plant Systems. Delivered all phases.

Located at the base of the Heavenly Village Gondola and pedestrian outdoor retail mall.

Located on a hillside overlooking the Pacific Ocean. Development Management of the 700 unit timeshare project. Master planned 9 phase development. Campus style 3 and 4 story buildings with central facilities and reception building. Three pools plus spas with pool bars and restaurant, fitness, spa, parking. Delivered all phases.

Marriott Grand Residence Club, Lake Tahoe CA

Development Management of the 199 unit, 5 story, single phase fractional condominium development. One, two, three, four bedroom condominium units including luxury suites and penthouse units. Subterranean parking garage, pool & spas, fitness center; sales center, four pipe central plant systems. Fully delivered concurrently with Phase 1 of the adjacent Timber Lodge.

This development included a ground level pedestrian exterior retail mail with multi-tenant stores and direct access to the Heavenly Ski Gondola.

Ritz-Carlton Residence Club, Vail CO
Located at 728 W Lionshead Cir, Vail, CO;
Owner – Ritz-Carlton Development Corporation under a purchase and sale agreement with Vail Resorts;
Owner Representative for Turn-key Development by Vail Resorts for whole and fractional ownership units.

Marriott Shadow Ridge, Palm Desert CA
Located at 9000 Shadow Ridge Rd., Palm Desert CA;

Development Management of the 984 unit timeshare development. Master planned 14 phase campus style development with Nick Faldo golf course and club house. Three and four story buildings with central facilities and reception building, sales center, fitness center and restaurant. Three major pool and spa amenity decks with bars and restaurants, and parking. Delivered phases 1 -7;

Cityfront Terrace, San Diego CA
Located at 500 W Harbor Dr, San Diego, CA;
Owner – Krozier Development; Development Manager – Draper & Kramer;
New construction of 13 story 320 unit luxury condominium project located in the historic Gas Lamp District directly across Harbor Blvd. from the San Diego Convention Center; Also converted a four story historic Soap Factory Building into luxury loft condominium suites. Two Pool Decks; Structured subterranean parking; Harbor views.

Mr. Breen was senior project manager for Koll Development & Construction on the project.




Westgate Tower @ Planet Hollywood, Las Vegas NV
Located at 80 East Harmon Avenue, Las Vegas NV (part of the Planet Hollywood complex and directly across LV Blvd from City Center).
Owner - Westgate Resorts.

Provided Project Management services for the development and new construction of a 52 story high-rise tower project with 1201 timeshare units comprised of 1, 2, and 3 bedroom configurations. Included large pool complex, lobby bar and Starbucks coffee bar. Opens to the Planet Hollywood Miracle Mile of Shops.

Redhawk Casino, Placerville CA
Located at 1 Red Hawk Parkway, Placerville, CA. Owner - Shingle Springs Band of Miwok Indians

Provided project management services for the development and new construction of a 278,000sf casino with 6 restaurants and 3 bars. Included an on-site water treatment facility and 8 story 2400 stall parking garage, and new highway interchange.

Disney Aulani at Ko'Olina Oahu HI
Located at 92-1185 Ali'inui Dr, Kapolei, HI. Owner - Disney Vacation Club

Provided Project Management Staff Augmentation of Disney’s PM Team. Design, Entitlements and New construction of a 1,000,000 sf new Timeshare Resort on a beachfront site, including 800 hotel, timeshare, and luxury suites, 4 Restaurants, 2 Lounges, 18,000 sf Spa, 14,500sf Conference Center.
Mr. Breen also assisted the owner to competitively bid the structural concrete package with 3 pre-qualified bidders instead of allowing the GC to self-perform without competition. The successful bidder came in at $19M below the GC’s estimate and completed the project on schedule.

Quechan Hotel & Casino, Winterhaven CA
Located at 525 Algodones Rd, Winterhaven, CA (just south of Yuma);
Owner – Quechan Tribe;
Provided Project Management Services to manage entitlements, design, and new construction of the 297,000 sf new Hotel & Casino consisting of a 62,000SF Casino, 166 Room Hotel Tower and 25,000sf Entertainment Venue; Food Court, 3 Restaurants; 3 Bars; Pool and Lazy River; Water System, Waste Water Treatment Facility.

Willows Hotel & Casino, Alpine CA
Located at 5000 Willows Road Alpine, CA; Owner – Viejas Band of Kumeyaay Indians
Provided Project Management Services for the new Hotel & Spa and Casino Expansion and Buffet Space. Included entitlements, design, and construction of 93,000sf, 150 Guest Rooms including 10 Luxury Suites, Lobby, 7,225sf of expanded Buffet, 5,000sf of gaming expansion/casino connector; Access road w/Porto-Cochere; Pool and Spa Deck, Fitness Center.

Escala II Luxury Townhomes, Park City UT
Located at 3551 N Escala Ct, Park City, UT;
Owner – Centerbridge Partners, LP, with Resort Finance America as Operating Partner, and Lantern Capital as Asset Manager
Map and entitle a ski in - ski out 2 acre parcel located up-slope and adjacent to the Hyatt Centric @ The Canyons Ski Resort (common ownership). Programmed and conceptually designed 10 luxury duplex townhomes totaling approximately 45,000 sf. Negotiating land swap agreement with master developer of the Canyons Ski Resort to allow expansion of the base ski run and installation of a new high speed gondola. Processing new subdivision plat to carve this land out of the Hyatt parcel.

Sunrise II Luxury Condo Hotel, Park City, UT
Located at 2306 Red Pine Road, Park City, UT;
Owner – Centerbridge Partners, LP, with Resort Finance America as Operating Partner, and Lantern Capital as Asset Manager
Map and entitle a 1 acre in-fill parcel located adjacent to the Hilton Sunrise @ The Canyons Ski Resort (was common ownership). Programmed and conceptually designed 20 unit luxury condominium hotel totaling approximately 46,000 sf. Processing subdivision plat to carve this land out of the Hyatt parcel.
